Pioneertown Special Development District
The Land Use Services (LUS) Department is preparing a Special Development District to establish unique design and development standards that reinforce and maintain the Pioneertown’s existing aesthetics and character.
The Pioneertown Special Development District is anticipated for a public hearing before the Planning Commission in Fall 2026 and the Board of Supervisors in Winter 2026.

About Pioneertown
Located northwest of Yucca Valley, Pioneertown was established in 1946 as an 1880s western Hollywood film set. Unlike contemporary film sets, the town doubled as a residence for actors during filming and continues to house residents today. In May 2020, the Pioneertown Mane Street Historic District was entered in the National Register of Historic Places for its local significance in film and television history (under Criterion A). The buildings of Pioneertown were constructed between 1946 and 1966 and were built to serve as a permanent, Western-themed film set. During off-filming hours, they also served as functional commercial establishments, serving the anticipated residents of the planned community surrounding Mane Street. Today, structures on Mane Street remain well-preserved with 19th century Western facades, functioning as retail stores, restaurants, lodging, and more.
Progress to Date
On November 18, 2025, Land Use Services (LUS) – Planning hosted a community workshop in Pioneertown, attracting more than 50 residents, business owners, and other stakeholders. The County received active participation and insightful contributions, making the workshop a meaningful and productive gathering. LUS staff is in the process of incorporating these public comments in the Special Development District.
